    Obilicev venac more expensive than Belgrade Waterfront: Where are square meters THE MOST EXPENSIVE?

    The real estate market in Serbia is growing year by year. Although fewer apartments were sold in the first quarter of this year compared to the same period last year, their total value was higher. It is probably not surprising that the highest average price per square meter is paid for apartments in downtown Belgrade, specifically at Obilicev venac. It amounts to EUR 3,101 per square meter. At Toplicin venac, an average price of a square meter is EUR 3,027, while in Belgrade Waterfront an average price of a square meter is EUR 2,958. Interestingly, the average prices of apartments and houses differ significantly in some quarters. Thus, for example, in Zarkovo in Belgrade, an average price of an apartment is EUR 1,131 per square meter, while an average price of a house is EUR 795 per square meter, reports Gradnja. Unlike Zarkovo, in Dedinje or Senjak a square meter of a house is more expensive than of an apartment. In Dedinje, an average price per square meter is EUR 2,464, and in Senjak it is EUR 2,216. On the other hand, an average price per square meter for apartments in Dedinje is EUR 1,965, while in Senjak it is EUR 1,740. The reason for this probably lies in the fact that luxurious villas are located in these quarters, often costing several hundred thousand euros, which significantly raises the price of square meters of houses at these locations. In Novi Sad, the most expensive square meters are located in the center, at Sajmiste and Adamovic quarter, where a large number of new buildings were built. An average price per square meter in these locations is just over EUR 1,450. Popular quarters in Novi Sad: Limani and Grbavica also hold high prices – an average of about EUR 1,380. Smaller towns are not recording a major spike in the price of real estate, but even there, there is a trend of increased price of apartments per square meter compared to houses. Thus, in Zrenjanin’s quarter of Bagljas, an average price per square meter for an apartment is EUR 597, while an average price for a house is EUR 321.
