    Belgrade lacks hotels

    Belgrade’s hotel market comprises more than 120 categorized facilities with about 7,650 rooms, while the cities of similar size, such as Sofia, Bucharest, Budapest, Prague and Warsaw, have accommodation capacities of several tens of thousands of hotel rooms.

    It is estimated that the optimal number of rooms in hotels in Belgrade would be between 10,000 and 12,000, according to the auditing company Kreston MDM.

    The number of tourists visiting Belgrade is growing every year, especially when it comes to foreigners. According to the data of the Statistical Office of the Republic of Serbia, in 2015, the Serbian capital recorded about 800,000  visits of foreign tourists, while in 2017 that number amounted to 860,000.

    If the visits of domestic visitors are included, whose number has been stable for years, ranging from 150,000 to 200,000, the data indicate that in 2018 about a million tourists visited Belgrade, who recorded 2,190,000 overnight stays.

    There are not enough hotels with 3, 2 and 1 star

    According to the data available to Kreston MDM, the largest number of hotels in Belgrade are those with 3 and 4 stars, while the number of hotels with 1, 2 and 5 stars is significantly lower. Based on the official categorization, only 5 hotels have 5 stars, and they have a total of 881 rooms.

    In the 4-star hotel segment, competition is much higher, since there are currently more than 70 hotels of this category in Belgrade. 4-star hotels have about 4,350 rooms, which accounts for about 57 percent of the total number of rooms on the Belgrade hotel market.
    When it comes to hotels with 3 stars, there are more than 40 of them in Belgrade, and their capacity is approximately 1,950 rooms.

    In terms of location, the hotel offer in Belgrade is quite wide, but the city center is, quite expectedly, the most attractive. Of the total number of hotels in Belgrade, 69 are located in the central part of the city, 45 are located in the wider city zone, while 13 are located in the suburban zone.

    When it comes to plans for the future, three 4-star hotels are under construction in Belgrade, as well as one five-star hotel, which will start operating in the next two years. Such a trend in the construction of hotels indicates that investors are oriented towards business and congress tourism, Kreston MDM says.
